Tennis & Pickleball Courts kept in play across Levittown, PA

Levittown’s 41 sections sit in four municipalities: Bristol, Falls and Middletown townships and Tullytown Borough. Ask yours before new paving or a fence; repairs, color and lines work the same in all four.

Courts in Levittown

Levitt & Sons built Levittown as a planned community from 1952 to 1958, 17,311 houses in all, and its plan included pools, parks, greenbelts, ball fields and playgrounds. Ace Court Surfacing takes on tennis and pickleball court work in all four of its municipalities: crack repair and leveling, acrylic resurfacing and color, line striping, pickleball conversions and new pickleball layouts, at home or at a club. Bill Ferguson, based here in Bucks County, is who you talk to.

Many Levittown owners have fenced their yards, and Bristol’s and Falls’ park lists show no pickleball courts. A tennis court can carry both games with blended lines. Before anyone paves a fenced yard’s first pad, measure fence to fence. For any court, a sound base with a tired top gets resurfaced, usually in this order: cracks filled, low spots leveled, then acrylic resurfacer, textured color and new lines. A Levittown court whose base is breaking up needs rebuilding before any of that; one coating maker’s spec says acrylic systems can’t solve the problems of cracked, deteriorating or damaged pavement.

Local conditions

What Levittown does to a court

  1. 01

A season set by 50°F nights

One coating maker’s spec wants air and surface at 50°F or warmer and rising, held from a day before the work until a day after, with no rain falling or on the way. In NOAA’s 1991–2020 normals for Trenton-Mercer Airport, about 9 miles north, the average low tops 50°F only from May through September. Outside that, the forecast decides.

  2. 02

    January sits right at freezing

PRISM data, as Wikipedia reports it, put central Levittown’s January average at 32.2°F, and the Trenton-Mercer normals run December-to-February lows of 24 to 29°F against highs of 40 to 44°F. Water left in an open crack can freeze and thaw there all winter, so get cracks filled while nights still hold 50°F.

  3. 03

    Fenced yards set court length

Levittown’s early rules barred fencing off a yard, but they proved unenforceable, and privacy concerns drove many owners to fence anyway. In a fenced yard, the fence sets a pickleball court’s length. The lines run 44 feet, and USTA guidance cites an industry minimum of 8 feet from each baseline to a permanent fixture, so plan on 60 feet, fence to fence.

FAQ

Levittown questions

My address says Levittown. Which municipality is my court in?

Levittown is a census-designated place, not a municipality. Its 41 sections sit in parts of Bristol Township, Falls Township, Middletown Township and Tullytown Borough, and your school district is a quick clue: Neshaminy covers the Middletown side, the Bristol Township School District covers Bristol Township, and Pennsbury covers Falls Township and Tullytown. Ask that municipality before anyone adds paving or a fence. Resurfacing and new lines go on pavement you already have.

Where can we play while our court is being resurfaced?

For tennis, Bucks County’s Core Creek Tennis Center in Langhorne has eight full-size courts, open to the public at no charge during park hours. For pickleball, Middletown Township’s April 2024 newsletter counted eight courts at Firefighters Park, where play is scheduled through the township’s pickleball club. Plan around the cure as well: one coating maker’s spec keeps all traffic off a new surface for a week after completion.

No pickleball on our township’s park list. Can our tennis court host it?

Yes, and you can keep tennis. USTA guidance fits up to two pickleball courts on one tennis court with blended lines, one on each side of the net: 1½ inches wide, in textured paint a shade lighter than the court’s color, stopping 3 inches short of the tennis lines. Each court is 20 by 44 feet, the kitchen (non-volley zone) 7 feet deep. The tennis net generally stays where it is, and pickleball goes up on portable nets. Call Bill at 215-251-2984.
